  • chevron_rightWhat are the compliance requirements after building our home?
    We are all part of WFCA (Winchester Fields Community Association).  It is governed by the legal document "Declaration of Covenants, Conditions And Restrictions of Winchester Fields".  If you have any questions, or are unable to comply, please contact any of your Board members for direction.
     
    Prior to or Shortly After Occupancy
    • LAMP POST - The uniform lamp post must be installed, in the approved location prior to occupancy.  If this is not possible, contact a Board member for a slight grace period. (Paid for at lot closing, call JBJ at least 24 hours prior to picking it up: 262-255-1800) It must be lit with a 50 watt low pressure sodium bulb and kept in working order at all times.
    • MAILBOX - The approved mailbox must be installed within 3 months of
      occupancy. (Note: the use of a post office box is not an acceptable excuse
      for noncompliance.) Marvelous Mailboxes: 262-255-8181. Allow for 30 days. The mailbox must be maintained. In the event of damage, please contact the Board to inform them of the projected repair date.
    Within 1 Year
    • TREES - Within one year from occupancy date, three (3) trees which have a minimum 2.5” diameter  four feet above ground level, must be planted and a minimum of two (2) of these trees must be in the front yard.  (See Sites Of Interest, or Message Board for helpful information).
    • LANDSCAPING - Each lot must be landscaped and seeded/sodded within one (1) year from occupancy date. This includes the removal of ALL dirt piles. All yards must be mowed grass, no naturalization (uncontrolled weeds) allowed.   (See Sites Of Interest, or Message Board for helpful information).
    Within 2 Years
    • DRIVEWAY - Each home owner must install a hard surface driveway & walkways within two (2) years from occupancy date.
    Other Reminders
    • OUTSIDE STORAGE - No storage of vehicles can be stored outside with the exception of recreational vehicles (campers, boats, etc) which must be: stored on a hard surface no closer to the street than the house AND must be hidden from view by fencing, shrubbery or other means which is acceptable to the Association.
    • GARBAGE CONTAINERS - All garbage receptacles must be stored in the house or garage, no garbage cans are to be stored outside.

  • chevron_rightWhat should I do if I want to add a 2nd garage or shed?
    1) Review the Winchester Fields Declaration to obtain basic knowledge of procedure.
    2) Contact a board member or an Architectural Control Committee member and discuss project and Declaration building requirements

    3) Contact Village of Richfield for building codes and restrictions 
                - Village of Richfield Building Inspection    262-628-2260
    4) Develop blueprint plans for project
                - size of 2nd garage dependent on acreage of property
                - sheds must be between 129-180 sq. ft
    5) Submit 2 copies of your plans to Winchester Fields Architectural Board for review
    6) Upon Board approval, submit to Village of Richfield for permit and approval
    7) Upon completion of project, contact Board and Village for final approval of completed project
